The Etihad is easier to get to than Old Trafford and harder to book around. Premier League weekends, Champions League Tuesdays, FA Cup replays — demand for accommodation within a mile of the ground spikes hard and the hotels know it.
Our Manchester apartments sit between Piccadilly and the ground — a 10-minute tram ride on match day, but back in the middle of the city the second the final whistle blows. You skip the surge pricing, skip the hotel breakfast queue, and skip the 30-minute Uber wait outside the East Stand.
Getting to Etihad Stadium
The Etihad Campus stop on the Ashton line Metrolink is a 3-minute walk from the ground. From Piccadilly it's two stops, maybe 8 minutes. From most of our city-centre apartments, total door-to-turnstile is 20–25 minutes including the walk.
Walking from the city centre is doable — 30–40 minutes through Ancoats and New Islington, actually pleasant on a summer afternoon. The return walk after a night game in January is less fun.
Taxis from the ground post-match are a nightmare — the loop road gridlocks for an hour. If you're not walking, tram every time.
Parking & driving in
Matchday parking restrictions are enforced aggressively in the streets around the ground. The official Blue car parks are advance-book only. If you're driving in, park at a city-centre NCP and tram it.

Food & drink nearby
The Mary D's and The Townley are the two classic pre-match pubs — both within 10 minutes of the ground. In Ancoats, Cask is a craft-beer stop between the city and the stadium.
Post-match, Ancoats is 15 minutes on foot and has the best restaurant strip in the city — Mana, Erst, Elnecot, Rudy's. For a late pint, Cutting Room Square has three or four good options within a minute of each other.

- Is the Etihad walkable from the city centre?
- Yes — about 30–40 minutes through Ancoats. Pleasant in summer, bring a coat in winter. Most fans tram it, but the walk is scenic and a good way to avoid the post-match crush.
- Can I park at the apartment and tram to the ground?
- This is the move most travelling fans make. Several of our properties have secure parking — filter for "Free Parking" on the listings page. Tram is two stops from Piccadilly.
- How early should I arrive for a home game?
- For a 3pm Saturday, most fans are in the ground by 2.15pm. Coming from the city centre, aim to leave 90 minutes before kick-off to give yourself time for a pint at the Mary D's.
- Are your apartments good for a group of lads / a family?
